The Preserve in Allen by Ashton Woods

Excitement is in the air surrounding The Preserve in Allen since Ashton Woods put up their sign on this prime location on McDermott Rd. east of Custer.

Plans include 104 single family front-entry homes starting in the mid to upper $200s.  Standard lot size will be 50’ x 115’, but 40% of the community will have cul-de-sac or oversized lots from 6,000-7,000 square feet.  Minimum home size will include at least 1,900 square feet of living space.

The main focal point of the development will be a large lake with lighted fountain.  50% of the homes will have a lake view or will back directly to the lake.  The builder is adding additional trees, and hike and bike trails for the homeowners.

The Preserve in Allen is currently zoned to the exemplary Allen School District including Evans Elementary, Ereckson Middle School, and Allen High School – all rated exemplary for 2010 by the Texas Education Agency.

Ashton Woods plans to begin pre-selling homes in November, 2011.

    We will not know more for a few weeks. The Preserve in Allen is still in the early stages. The builder hopes to start presales in November 2011.

    We spoke to Ashton Woods a couple of weeks ago and were told that some of homes will be on 6000 and 7000 square foot lots.

    We noted they have a domain name but the site is not yet active.

    We are very interested in downsizing and would like to pick a lot as soon as you are able to take a deposit. We previously owned an Ashton Woods home in Frisco and like the quality of your homes.

    We’re told that prices would start in the mid to upper 200’s.

    What is the biggest size home in square footage?

    The Preseve in Allen serves as a buffer between Twin Creeks Somerset and McDermott Road. I don’t expect it will have an adverse impact on the homes in the gated, custom home community. I actually think residential is far better than commercial in that area.

    I’ll have to check on the maximum home size that they plan to build. It appears to be limited by the size of the lots.

    I know i am repeating the same question asked by people but if you can give me any additional information about lot size,SQ ft and pricing it would be really helpful. I am in verge of buying a house (seriously, I gave an offer) but for some reason holding back.
    Most important thing is, if it starts in November,how soon can you finish it ?

    At this point we’ve posted everything we know about the project. Much of this is still in the early stages.

    We will be taking part in an agent focus group in the near future and we will assist the builder with a focus group of potential buyers to take place in August.

    We talk to the builder every couple of weeks and post new information as it becomes available.

    Most all newer developments are on smaller lots these days.

    The good news is you can go just a few miles east and purchase in Fairview or Lucas where the lots sizes are usually 2+ acres.

    We now have copies of the tentative floorplans. They range from 2000 feet to over 3600 feet in size. They have not been approved for public release yet so we cannot post them to the blog. We will do so as soon as the builder approves their release.
