A Balloon View of The Preserve in Allen

Gina and I flew over The Preserve in Allen this morning in the RE/MAX® Balloon. This vantage point gives you a good view of how things are progressing.

The development is really starting to take shape! The lake has been completed and is starting to fill. You can also see that the lots have been surveyed and leveled. The roads have been laid out and the developer will be installing utilities soon. You can see the stacks of blue-green pipes at the front of the development.

The Preserve in Allen - June 11 2011

I dropped out to the 32 acres in west Allen yesterday to take a look at the progress being made. The work crews and heavy equipment operators were busy working on-site.

The developer has made quite a bit of progress since the the last time I was there. The main lake appears to be completed, the ground for the homesites has been leveled, and they are preparing to install the sewer system.

We spoke to Ashton Woods last week and the project is still on-schedule to begin pre-sales in November 2011.

Main Lake Under Construction at The Preserve in Allen

I dropped by The Preserve in Allen yesterday to see how things are progressing. I went around the backside and got a good look at the construction of the main lake.

The original lake has been drained (you can still see the old dock) and the heavy equipment is reshaping it to fit the new development plan. Once completed, the dam will be built on the east end and it can be filled.

Gina spoke to the builder last week and they are still progressing on-schedule for November presales and initial move-ins in early 2012.

The Preserve in Allen – Twin Creeks or Not?

To Be or Not to Be?  That is the question…

Gina met with some of the good people at Ashton Woods a couple of weeks ago. As part of the initial develpment of the 32 acres located in west Allen, they are considering being part of the Twin Creeks master planned community.

While the numbers have not been firmed up, we extimate being part of Twin Creeks would add about $600 a year to the Homeowners Association dues. In return, owners would have access to all the Twin Creeks amenities including pools, parks, tennis, walking paths, private lakes, and the softball fields. The golf course has optional user fees but would otherwise be available to residents.

We’ve been following this project ever since the sign went up on the 32 acres in west Allen. We drove by the other day and the developer has started breaking ground!

Most of the large native oak trees had protective rings installed around them so the heavy equipment operators would avoid damaging them. Once the basic layout is completed, they can begin installing utilities and pouring the roads.

We spoke to Ashton Woods and they are on-schedule to start pre-selling in November 2011.

We noted that Ashton Woods launched the project website over the weekend. According to the website:

“Ideally situated in Allen, Texas, the master plan for The Preserve in Allen will feature a large centralized lake with fountain offering homeowners waterfront and water view home sites. Residents will enjoy a meandering hike & bike trail that surrounds the water feature. This enclave of 104 front entry home sites is thoughtfully designed around nature. Large mature trees encompass the development with a detailed landscape plan that includes an additional 300 trees and over 11 acres of open space.”

The website URL is www.thepreserveinallen.com. The website contains little information and will be updated as the project continues. We will post updates here as new information becomes available.

The Preserve in Allen by Ashton Woods

Excitement is in the air surrounding The Preserve in Allen since Ashton Woods put up their sign on this prime location on McDermott Rd. east of Custer.

Plans include 104 single family front-entry homes starting in the mid to upper $200s.  Standard lot size will be 50’ x 115’, but 40% of the community will have cul-de-sac or oversized lots from 6,000-7,000 square feet.  Minimum home size will include at least 1,900 square feet of living space.

The main focal point of the development will be a large lake with lighted fountain.  50% of the homes will have a lake view or will back directly to the lake.  The builder is adding additional trees, and hike and bike trails for the homeowners.

The Preserve in Allen is currently zoned to the exemplary Allen School District including Evans Elementary, Ereckson Middle School, and Allen High School – all rated exemplary for 2010 by the Texas Education Agency.

Ashton Woods plans to begin pre-selling homes in November, 2011.
