Finally! Ashton Woods has broken ground in The Preserve in Allen. I was out visiting the site over the weekend and found the two model homes are well on their way to being completed. I also noted the lake is filled and the fountain is operating.

There are two model homes under construction near the west side enterance. While I did not speak to the sales staff, I suspect they will be open in late March 2012.

I understand that presales have been going well with about 12 homes already under contract.

High Days on Market Equals a Huge Price Reduction?

New Construction

I was talking with one of my new home builder sales consultants today. She related how several agents have been in with potential buyers and have commented that since the property has been listed for 120 days the builder should be willing to give the buyer a “huge” discount.

While I don’t really think that even applies to resale listings, it clearly does not apply to new home listings.

This particular property was listed while it was under construction and will not be completed until January 2012. The listing is correct in the MLS and we even have a comment in the property description letting potential buyers know that the property will not be ready until January.

“Days on Market” is not a public field within our MLS so it appears that some agents are simply searching by days on market, looking for “deals.” I would hope buyers agents would do a little research before coming out to the new home builder and demanding discounts!

My advice is to read the remarks in the MLS and don’t assume that higher days on market means a distressed seller willing to take a loss. This builder’s homes are selling fine and he rarely has any “spec” homes lying around.

High days on market does not equal a huge price reduction.

I was out staffing the on-site sales office at The Enclaves at Willow Crest this weekend. Wendy Leigh, the super on-site sales consultant, was enjoying a few well-deserved days off.

We met with Steve Vieregge, Community Sales Manager for The Preserve, on Friday to follow-up on the development.The Preserve is on-schedule and the builder should break ground on the model homes on lots 31 and 32 (block C) in November. If the winter weather cooperates, the models should be ready by April 2012.

They have already pre-sold a number of new homes and the first new residents should move into their homes in April as well.

We were also able to get better copies of the seven models being offered. The single-level models are Waterville, Merion, and the Sawgrass. While the basic plans are single-level, there is an option to add space on a second level. The two-level models are Muirfield, Turnberry, Pinehurst, and the Augusta.

The Preserve in Allen is Pre Selling

The Preserve in Allen

Ashton Woods has begun pre-selling new construction homes in The Preserve in Allen.  Base pricing starts at $292k for the Waterville (single-level 2020SF) to $395k for an Augusta (2-story 3606SF). Premium lots range from $5k to $40k.

The six models (both single-level and 2-level floorplans) being offered are Waterville, Merion, Sawgrass, Muirfield, Turnberry, Pinehurst and the Augusta. These homes have an extensive list of standard features. Energy efficient building includes 15 SEER HVAC, radiant barrier, and much more.

The builder expects the model and sales office to begin construction in November and to be open in the early part of 2012.
